Work begins on Lynfield Mount Hospital redevelopment

Bradford District Care NHS Foundation Trust has marked the official start of phase two of its £65m redevelopment of Lynfield Mount Hospital.

The Trust has broken ground on the next stage of the programme, which will deliver a new two-storey, two-ward block with 100 per cent en-suite facilities, alongside the refurbishment of communal areas within the hospital’s central building.

The milestone follows final approval from the Department of Health and Social Care in January 2026 for the Trust to proceed with its plans to redevelop the central building at Lynfield Mount Hospital.

The wider redevelopment is being delivered through a phased programme of planning, construction and refurbishment over three years, with hospital services continuing throughout the works.

Phase one focused on enabling works to prepare the site for construction. This included creating a new staff car park and woodland wellbeing walkway for visitors, temporarily relocating the main entrance and demolishing the former Estates and Facilities offices.

A small event was held at Lynfield Mount Hospital to mark the start of phase two, bringing together people who have been involved in the project over several years.

Therese Patten, chief executive of Bradford District Care NHS Foundation Trust, said: ‘This is a really exciting milestone for the Trust and our ambitious plans to deliver a facility that better supports the recovery and wellbeing of our people who use our services.

‘The upgraded facilities will significantly enhance the experience of our patients and will help them to return to their communities as soon as they are able.

‘The modernised spaces will also create a better working environment for our colleagues, supporting the Trust’s ambition of being the best place to work.’

Patten added: ‘Breaking ground on phase two of the redevelopment is the culmination of years of planning, commitment and support and I would like to thank everyone who has been involved with and supportive of the project so far.’

The Trust signed a contract with McAvoy in March 2026. The company, which specialises in the precision manufacture of modular buildings, arrived on site in April to prepare for the start of phase two.

The use of modular construction means sections of the building, known as modules, will be manufactured in a factory-controlled environment before being transported to site and assembled. The approach is intended to reduce disruption to hospital services and neighbouring residents compared with traditional construction methods.

Martin O’Neill, contracts director at McAvoy, said: ‘We are proud to mark the groundbreaking of this important redevelopment and to be helping deliver modern mental health facilities for the people who use Lynfield Mount Hospital’s services.

‘Our offsite manufacturing approach directly supports the delivery of flexible healthcare accommodation, while maintaining high standards of quality and minimising disruption on site. We look forward to working closely with the Trust to help create an environment that supports patients, staff and the long-term future of the estate.’

Phase two is expected to be completed by autumn 2027, after which phase three will begin. The full redevelopment is currently scheduled for completion in early 2029.

Minister of State for Health Karin Smyth said: ‘It’s fantastic to see work underway at Lynfield Mount Hospital – a major step forward for mental health services in Bradford, supported by £65m of government investment.

‘High-quality, modern facilities are essential to supporting recovery, and this new development will provide patients with a safe environment alongside improved spaces for the staff who care for them.

‘This investment reflects our commitment to strengthening mental health services and ensuring they are fit for the future.

‘There is more to do, but projects like Lynfield Mount show the real progress being made for patients, staff and local communities.’
